Median price per m²

The median is the middle price of everything we currently list in a town, so one €6M villa cannot pull the number up the way an average would. Read it together with the count next to it: a median from a hundred listings says far more about a town than a median from four. Tivat and Herceg Novi sit at the top because their supply is new-build and waterfront; Bar, Ulcinj and the north are where the same money buys size instead of a berth.
