Buying in Tivat: marina town, airport and managed resorts

Tivat is the most international market on the coast, largely because of two developments. Porto Montenegro, built on the former naval shipyard in the centre of town, is a superyacht marina with residential buildings and a hotel around it. Luštica Bay, across the water on the Luštica peninsula, is a resort town of its own, with a marina and several villages of apartments and villas. Both sell homes with management, security and a rental service attached, which matters most to owners who live abroad.

Outside the resorts Tivat is an ordinary, well-kept town. Seljanovo and Kalimanj are within walking distance of the marina; Donja Lastva sits on the water, with the old village of Gornja Lastva above it; Radovići and Krašići on the Luštica side are quieter and closer to the open-sea beaches. Before deciding, compare the median on this page with the one on each resort’s own page: the gap between inside and outside the gates is the first thing worth knowing.

The airport is at the edge of town, Kotor is twenty minutes away through the Vrmac tunnel, and the Kamenari–Lepetane ferry links Tivat with Herceg Novi across the bay. Podgorica airport is about an hour and a half by road.
