Property for sale in Kotor, Montenegro

A UNESCO bay ringed by mountains. Stone houses in Dobrota, Prčanj and Perast sit right on the waterfront, and supply is limited by the terrain itself.

Buying here

Buying in Kotor: the bay, the old stone and the rules that come with it

Kotor here means the whole inner bay, not only the walled town. Most of what sells sits along the shore road: Dobrota and Muo just either side of the old town, Prčanj and Stoliv on the far shore below Vrmac, and Ljuta, Orahovac and Perast further round towards the narrows. A house on the shore road trades on the water itself; a house above it trades on the view.

Since 1979 the Kotor region has been on the UNESCO World Heritage list, and that shapes ownership as much as the scenery. Renovating a stone house inside the protected zone needs conservation conditions first, what can be added is limited, and the approvals take longer than buyers from elsewhere expect. It is also why supply on the waterfront stays thin: very little new is built, so the existing houses change hands instead.

Tivat airport is about twenty minutes away through the Vrmac tunnel, parking along the shore road is scarce, and the old town fills with cruise passengers in summer. For a home lived in all year, Dobrota and Prčanj are quieter than the old town; for a holiday let, the distance to the walls is what guests pay for.
