Buying in Budva: the busiest stretch of the coast

Budva is the centre of Montenegro’s tourism, and its property market follows the season. The walled old town and the beaches beside it draw the largest crowds; Bečići and Rafailovići continue the beach to the south-east, Pržno and Sveti Stefan are smaller and dearer, and Petrovac at the far end is quieter. In the hills between Sveti Stefan and Petrovac, villages such as Rezevići hold villas with open sea views.

Most of the supply is apartments in residential complexes, and they differ more than the photographs suggest. Before comparing prices, check the building permit and the use permit, who manages the complex and what the service charge covers, and whether the parking space is owned or only rented.

Budva lets well in summer and much less well in winter, when a large part of the town closes. Tivat airport is about half an hour away, Podgorica about an hour.
